1). After previewing several homes, our Buyer finds the right home, writes an offer, has to leave home the following day. Then, several offers came in at the same time on this competitively priced home. And, the Sellers accept another offer (usually due to price, cash, and no contingencies).

For example, our buyer is looking at homes in West Sedona, but they really want to have creek frontage and elbow room, or a home on the Verde River in Camp Verde. The following month, a new listing comes on the market that matches our clients’ desires. Without hesitancy, we are at the house with our clients on Facetime or Zoom. If they love what they see virtually, we write an offer and let the Seller’s know that once the price has been negotiated, the buyer will make arrangements to travel back to Sedona right away so we’re not unnecessarily taking a home off the market for longer than the inspection period (standard inspection period for a residence per the AZ Purchase Contract is 10-days).

Migration to Sedona from urban cities is a trend that has been accelerating this second and third quarter, with no end in sight. The housing shortage in West Sedona, The Village of Oak Creek, and surrounding areas isn’t going away any time soon. Shifting home priorities, more people will continue to work from home post-pandemic.

We continue to have historic low-interest rates and an equity market. To the extent rates remain in the 3-4% range, buyer’s say: “it’s almost like free money.”
